Jill Armstrong Real Estate Team

The Jill Armstrong Team is looking for a full-time, salaried Realtor to assist our valued home buyers and sellers.  You’ll build your individual client base in a welcoming and supportive team environment, stage homes to create appealing photos and showings, and assist buyers and sellers with the purchase process.   This is a rare opportunity for a salaried Realtor position in a busy and helpful office.

Key Responsibilities:

Buyer and Listing Agent

  • Pursue efforts to build individual client base (individual social medial page, internet searches, Zillow lead follow ups, community volunteerism, network with lenders etc)
  • Show houses, walk potential buys through the process, discuss finance preapproval, write up offers, and set up inspections
  • Contact lenders, attend inspections with the buyer, write remedy requests, and ensure financing is completed on time
  • Independently completes comparative market analysis (CMA) for all listed properties.  Reviews listing paperwork for accuracy and completeness prior to listing.  Locates abstracts by contacting owner and/or title companies. Determine homeowner association contact information at time of listing. 
  • Produce at least one open house per weekend.  Coordinate the time with the sellers and create attention on social media post.  Walk interested buyers around, telling them about the home.  Determine if the potential buyers have an agent, and if not, work to represent them in their search.  Provide feedback to seller from the open house.
  • Cover email inbox 1 weekend/month (addressing offers immediately by send to team leader or other listing agent, coordinating meetings of team leader’s calendar, forwarding leads from lead generation websites and answering client questions directly whenever possible). 
  • Attend closings for team leader if unable to attend, do the walk-through and review the checklist with the client, get deed signed from sellers.
  • Work collaboratively with team to solve issues, address problems, and always create client satisfaction.

 

Staging

  • With limited supervision, move furniture and other decorative items into seller properties and arrange to create appealing photos and buyer experience. 
  • Coordinate with other team members to ensure quick removal of furniture and other décor out of the property directly prior to closing. 

 

Social Media/Marketing

  • Create content for social media platforms, advertisements, and make minor updates to Jill Armstrong website
  • Track feedback from showings and recommend changes to marketing strategy.  Send postcards quarterly to individual contacts

 

Required Education, Knowledge, and Competencies:

  • 5+ years of work experience in customer facing roles, preferably in real estate or hospitality.
  • Advanced MS Office skills, including Outlook, Word, and Excel skills required.
  • Experience creating corporate social media content  is preferred.
  • Prior use of customer relationship management (CRM) or project management software required. 
  • Comfortable meeting and engaging with people in a positive demeanor and ability to assess situation, empathize, and help.
  • Iowa Real Estate license required within 6 months of hire
