POSITION

The Project Manager is the technical expert for the architectural construction product division. The Project Manager will first and foremost be the central point of contact and information for projects and accountable to ensure that projects are completed on-time, on-budget and high customer satisfaction. The ideal candidate will be able to expertly manage project schedules (including Gantt charting and timelines), information flow, costs, RFIs, change orders, subcontractor relations, bid write-ups, and processes for submittal. The Project Manager will be expected to work closely and seamlessly with factory and field personnel, purchasing, estimating, and design teams to ensure project delivery. The primary product will be Falkbuilt (www.falkbuilt.com).

Duties/Responsibilities of Position:

  • Work with clients to identify and define requirements, scope and objectives of various projects during preconstruction and construction process
  • Attend bid walks, when appropriate. Capture information pertinent for bidding process
  • Read & understand bid documents & specifications. Be able to articulate important items and make  recommendations for exclusions and inclusions
  • Protect & maximize project profitability
  • Preview and prepare project proposal/plans and contracts including time frame, funding margins, and procedures and scope of work for contracts
  • In conjunction with the Factory team, estimate installation of projects based on bid specs.
  • Coordinate project management activities with schedules for client, architects, engineers, designers, state and local jurisdiction and production
  • Lead value engineering efforts and alternative solutions with the owner, designers, engineers, and subcontractors
  • Coordinate project team to ensure timely coordination of submittals, requests for information (RFI’s) and plan revisions
  • Create and submit accurate Change Orders and Punch Item orders in a timely fashion
  • Coordinate procurement schedules, and provide takeoffs to purchasing to ensure accurate and timely delivery of materials
  • Monitor project progress and resolve daily issues that arise
  • Act as the point of contact and communicate project status to all participants
  • Create and maintain comprehensive project documentation, plans and reports, pictures and videos of all projects
  • Ensure quality standards and requirements are met on each project
  • Prepare weekly and monthly reports (including progress photo documentation)
  • Communicate on a technical and professional level while interfacing with contractors, architects, and customer
  • Provide local on-site project management for factory tech teams
  • Manage the design approval process with all parties – factory, the customer, the State and other approving officials. Maintain a current knowledge of local jurisdictional codes
  • Create and maintain a project schedule using tools provided by the factory
  • Assess and develop relationships with potential local factory Tech Teams
  • Assess and develop relationships with local vendors that augment factory’s solutions in our market

Position-Specific Competencies/Skills Required:

  • Construction industry related project management skills. 2 plus years construction related experience
  • Well organized, excellent customer service skills and ability to manage multiple complex projects
  • Skilled at negotiation with customers & vendors
  • Knowledge of the local Building Code and Uniform Building Code (UBC)
  • Knowledge of approval agencies and process for Division of State Architect (DSA)
  • Ability to prepare and interpret flowcharts, schedules and step-by-step action plans
  • Solid organizational skills, including multitasking and time-management
  • Strong client-facing skills both written and verbal
  • Strong working knowledge with Excel, Word, Planswift, Sage or other similar project management software
  • Strong knowledge of blueprints, architectural and structural plans
  • Hands-on experience with project management tools (e.g. Basecamp, QuickBase, Sage, Builder Trend etc.)
  • PMP, CMT or Project management certification is a plus
  • Personal qualities of integrity, credibility, and dedication
