Houser Enterprises, Inc. has a full time Assistant Property Manager/Leasing Consultant position available.  The Assistant Property Manager/Leasing Consultant must have excellent customer service and leadership skills and the desire to work as a team member. Organizational, interpersonal, marketing, time-management, problem solving, and written/verbal skills are a must. This position is fast paced! Accuracy while multi-tasking, meeting deadlines and maintaining exceptional attention to our clientele are essential traits for the Assistant Property Manager /Leasing Consultant to uphold.

Assistant Property Manager/Leasing Consultant is responsible for assisting the Property Manager with the leasing, marketing, and client relations function of the properties. The Assistant Property Manager/Leasing Consultant strives for 100% occupancy through the retention of existing residents, leasing available units and the pre-leasing of future available units. This position will be located in Coralville, Iowa and will require full time hours between 8AM and 5pm, Monday-Friday (evenings and weekends if needed / necessary to complete work load as well on an on-call basis)


OVERVIEW: The ASSISTANT MANAGER is to assist the property manager in effectively managing the assigned rental communities. In the property manager’s absence, the ASSISTANT MANAGER will assume all responsibilities associated with accomplishing community objectives as set forth by the property manager and the property owner. In addition, the ASSISTANT MANAGER is directly responsible for maintaining daily, weekly, and monthly reports including accurate reporting of rents and deposits received.


  • Conduct all business in accordance with Houser Enterprises, Inc. policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and States laws.


  • Maintains accurate resident records. Updates on daily basis all rents, deposits and application fees received from residents. Issues appropriate notice when necessary (e.g., late payment/returned check notices, violation notices, etc.).


  • Maintains positive customer relations attitude.
  • Assist in training, guiding, and overseeing all part time leasing agent’s to ensure they are doing their job satisfactorily. 
  • Help coordinate and plan resident events and attend functions as directed by Property Manager.
  • Handles all resident complaints and helps solve the issues in accordance with Houser Enterprises, Inc. policies and procedures. 
  • Physically inspects community when on grounds, picks up litter and reports any service needs to management and/or maintenance staff on a daily basis.
  • Inspects all move-outs and vacancies.


  • Updates all advertising/marketing, (i.e;, Craigslist, Facebook, Instagram, company website, yard signage, etc.) on a daily basis.
  • Responsible for keeping daily records on lease renewals and terminations.
  • Greets prospective clients, shows rental property and performs leasing duties as specified in the Leasing Consultant Job Description.
  • Answers and handles incoming phone calls and emails from prospective new residents, current residents, vendor/suppliers, etc.
  • Actively coordinate all lease renewals. This includes sending letters (90, 60, 30 days) and calling/contacting residents to discuss renewal rates and leasing options. 
  • Maintains awareness of local market conditions and trends. Contributes ideas to property manager for marketing community and improving resident satisfaction.


  • Updates required reports concerning move-out notices, activity, etc., on a daily basis in Appfolio (property management software) and provides information to the Property Manager.
  • Organizes and files all applicable reports, leases, and paperwork for Property Manager.
  • Proof reads all lease paperwork for leasing consultants to send out through Appfolio.
  • Processes all move-in and move-out paperwork, and updates information in Appfolio.
  • Processes all security deposit move-out reports for approval from the Property Manager.
  • Accepts service requests from residents and routes to maintenance for prompt processing. Conducts service follow-up with resident when work is completed through Appfolio.
  • Attends and successfully completes Fair Housing training as requested.
  • Attends Houser Enterprises, Inc. meetings as requested.


  • Performs any additional duties assigned by property manager or Regional Property Manager. Serves as a backup for all Property Manager duties.


Ideal Candidate must be a self-motivated and professional individual. This position requires phone sales skills, customer service skills and reliability. Must have ability and desire to provide excellent service in a fast-paced environment. Must be organized, reliable and computer savvy individual. Must have excellent communication skills (both verbal and written). The team works in a small office setting; therefore, the person must be able to work as a team in order to succeed. A lot of work will be done outside of the office so a reliable vehicle is a must.
