Innovative Ag Services is seeking a highly motivated & results oriented Project Manager in Eastern Iowa! Primary Objective: To have responsibility of facility capital projects which includes: establishing specifications for, obtaining bids, creating project budgets, scheduling and controlling the fieldwork, processing payments to contractors, as well as being responsible for getting the projects completed within the desired timeframe and budget established for the project.

Major Accountabilities:

The following duties are typical for this job. These are not to be construed as exclusive or all inclusive.

•Collaborate with Director of Safety & Compliance position in regard to the company's safety protocol and compliance; require all company safety policies and procedures to be followed by outside contractors in accordance to the IAS Contractor Safety Program.

•Understand the purpose statement, strategies, and vision of the organization including a thorough understanding of company's business units and its goals; be aware of and help to enforce organizational policies and best practice procedures.

•Generate goodwill for the organization and its management among, vendors, referral sources, regulatory bodies, the general community and others pertinent to the business; demonstrate a strong commitment to client service and service excellence.

•Actively pursue costs estimates of projects under consideration and provide advice on upcoming opportunities; seek desired outcome feedback from location teams on proposed projects.

•Collaborate with *Management in developing specifications on approved projects to provide contractors to aid in the bidding process.

•Seek firm quotes from contractors on approved projects; ensure quotes are on an equal playing field in terms of materials, specifications, and scope of services being provided.

•Present obtained proposals, project budgets, and recommendations to *Management for review and final decision on project acceptance.

•Review and editing of all construction and equipment approval drawings for the project and provide relevant information and guidance to drafter/designer. Responsible for making sure all drawings leaving the office are certified issue for construction.

•Organize, plan, schedule, control the fieldwork, and have overall responsibility for getting projects completed within the time and cost limitations through communication with the individual contractors.

•Perform regular site visits during project completions to inspect quality and accuracy of work by the contractors. Act as the principal liaison between the contractors and the company. Track progress against agreed upon construction schedules while on site.

•Require change orders from contractors on any additional work outside the agreed upon contract. Review and approve prior to the work being done. Consult with

•Management on any significant proposed changes.

•Approve contractor payments and track against project budgets.

•Collaborate with the Director of Maintenance on projects that involve the company's internal millwright team. If needed, assist with the procurement of materials and deliveries for projects or rental of outside equipment required of the project.

•Recognize areas of opportunity for cost savings while maintaining safety and quality.

•Promote the value of the benefits, features, and technological advancements that projects bring with location teams and *Management to maximize the return on investment these new advances bring.

•Work daily and effectively to balance multiple projects, prioritize workload, and changing plans through self-management and productive communication with the Management Team regarding needs for support.

•Regular, consistent and punctual attendance is an essential function of this position; must be available by cell phone during projects. Display a willingness to work the time necessary to accomplish a task or project.

•Communicate project initiation, progress, and completion in writing monthly to *Management and post information and photos regarding the same on our IAS website.

*Management as referred to in above context is primarily the supervisor position but may include others like Regional Operations Managers, other Vice President positions, as well as the CEO. Direction on this will be provided from direct supervision.

Minimum Education/Experience Specifications;

•Four years of college education and/or relevant work experience, preferably in construction management with five years of experience in feed mills, grain elevator and/or storage facilities, or fertilizer storage and/or handling facilities.

•Must possess and maintain a current, valid driver's license with an insurable driving record.

Specific Job Knowledge, Skills And Personal Abilities Required:

•Knowledge of theory, practice and procedures of construction management, equipment and materials.

•Demonstrated skill and proficiency with Windows-based computer applications (specifically Word and Excel) and other industry-related software & office equipment including Viewpoint PM & Auto CAD software--Microsoft Project.

•Excellent conceptual thinking skills and the ability to identify and analyze issues and problems and to use independent judgment to make decisions, and to recommend and/or implement solutions. Ability to communicate information or ideas effectively in written or oral form.

•Ability to organize, deal with change effectively, and work on multiple tasks concurrently.

Physical Requirements/Environmental Adaptability:

•Requires static strength to lift, push, pull, or carry objects with a minimum weight of 50 pounds. Also flexibility to bend, stretch, twist, or reach with your body, arms, and/or legs. Some tasks involve repetitive motion.

•Ability to climb stairs/ladders to heights reaching +/- 180'.

•Agricultural environment – possible exposure to seasonal weather, outdoor conditions, dusty environments, and agriculture products.
